wow, very good and thank you!    it was this mal-formed line:

 

       'DIRS': [ ( os.path.join(BASE_DIR, 'templates'), ) ],

which should have been:

        'DIRS': [ os.path.join(BASE_DIR, 'templates'),  ],

i had an extra set of parentheses, for whatever bad reason.  thanks again!
